Why Home Owners Club exists.
Lodging a Development Application in Australia is an obstacle course. Eight different state systems. 537 different councils with different DCPs. Acronyms everywhere — LEP, SEPP, DCP, BASIX, BAL, ADG, NCC, AHD, FSR, RPEQ, BPB, BMO, R-Codes. A typical home renovation triggers 5-8 different consultant reports. And then the council comes back with a Request for Information you don't know how to respond to.
The professionals who do this for a living charge A$3,000-10,000 per DA. They're worth it for complex projects. But for the homeowner doing a single dwelling, a granny flat, or an alteration, that's a wall.
Home Owners Club is the tool we built to scale that wall. We took the same data the planners use — every LEP, every SEPP, the NCC, every state planning instrument — and we built a system that reads your reports, cross-references every applicable rule, and drafts the documents you need. With every claim cited back to source. At 80-90% off what a town planner charges.
What we believe
- 1. Planning data is public. Every LEP and Planning Scheme in Australia is published online by statute. So is the NCC. We aggregate, index, and apply it. We never charge for access to government information.
- 2. AI drafts, humans review. Our outputs are drafts. Every draft is cited, audit-logged, and labelled as AI-assisted. The decision to lodge is yours.
- 3. Discounted, not cheap. Town planners doing artisanal residential DAs should still exist. We compete on accessibility, not on replacing them. For complex multi-dwelling, RFB, or appeals, hire a planner — we'll even refer you.
- 4. The draw is a hook + a community. A Sydney property prize gives every member a reason to keep paying attention. The subscription funds the prize. The prize funds the marketing. Members get the planning tools they actually use.
What we are not
- We are not a town planner, architect, surveyor, lawyer, or registered engineer.
- We do not guarantee DA approval — that's the Council's call.
- We are not a gambling product. The draw is a Trade-Promotion Lottery — entries are a benefit of membership, never sold.
How we're built
We're an Australian company, hosted on Australian infrastructure (AWS Sydney). Our compliance engine encodes Australian rules. We use Anthropic's Claude under controlled conditions with personal-information de-identification before any external API call. Our regulatory corpus is updated nightly by our scraper that watches federal and state and council planning portals — see all 8 states.
