Site Assessment

Zoning, overlays, constraints — know your site before you commit to anything.

Tasks

  1. Confirm property address + lot/DP from title
  2. Pull zoning + permitted uses from LEP
  3. Identify all planning overlays (Heritage, BAL, Flood, Foreshore, Acid Sulphate)
  4. Check site dimensions: area, frontage, depth, fall, aspect
  5. Identify lot servicing: sewer, water, power, NBN, stormwater
  6. Note adjoining property uses + heights
  7. Check for easements and restrictions on title
  8. Identify trees + vegetation requiring AS 4970 protection
  9. Note known contamination history (search EPA notices)
  10. Check flood mapping (1% AEP + PMF)
  11. Check BAL mapping if bushfire-prone-land
  12. Identify any heritage items within 200m
  13. Check Aboriginal Heritage Information System (AHIMS) results
  14. Document existing built form (site coverage, GFA, heights)
