Site Assessment
Zoning, overlays, constraints — know your site before you commit to anything.
Tasks
- Confirm property address + lot/DP from title
- Pull zoning + permitted uses from LEP
- Identify all planning overlays (Heritage, BAL, Flood, Foreshore, Acid Sulphate)
- Check site dimensions: area, frontage, depth, fall, aspect
- Identify lot servicing: sewer, water, power, NBN, stormwater
- Note adjoining property uses + heights
- Check for easements and restrictions on title
- Identify trees + vegetation requiring AS 4970 protection
- Note known contamination history (search EPA notices)
- Check flood mapping (1% AEP + PMF)
- Check BAL mapping if bushfire-prone-land
- Identify any heritage items within 200m
- Check Aboriginal Heritage Information System (AHIMS) results
- Document existing built form (site coverage, GFA, heights)
