Key output fields
- Foreshore Building Line (FBL)
- Setback from MHWM (Mean High Water Mark)
- View corridor analysis
- Public access easement requirement
- Riparian buffer protection
- Crown Lands consent (if applicable)
Design implications
- ▸Building line setback from FBL
- ▸Reduced building height in foreshore zone
- ▸Vegetation buffer retention / replanting
- ▸Public access path (if Council requires)
- ▸Marine works (jetty, mooring) need separate Crown Lands + Fisheries consent
Per-state notes
NSW: Foreshore Building Line in most LEPs. Crown Lands consent for any structure below MHWM.
VIC: Public Access provisions + Cl 12 (Coastal areas)
QLD: Coastal Foreshore Areas + State Marine Park Zoning
Notes
Foreshore is about preserving public access + visual amenity. Building line setbacks are usually generous (10-50m). Marine works (jetty, boat ramp) are a separate multi-agency approval.
